Take a drive through our horticultural heartlands, and you'll come across crews of overseas workers employed under the Recognised Seasonal Employer (RSE) programme. Labour security provided by the RSE Scheme was one of the core contributors to New Zealand's horticultural success over the last 20 years, and these vital workers make up a third of our seasonal horticultural and viticultural workforce.

Duncannon Horticulture LP offers wholesale investors access to ownership in purpose-built seasonal worker accommodation to house these vital workers in two of New Zealand's key horticultural regions -viticulture in Marlborough and kiwifruit in the Bay of Plenty.

Duncannon Horticulture LP is a straightforward investment opportunity in an established partnership servicing a vital part of New Zealand's horticultural economy. Investment returns are paid monthly, currently 7.5% p.a (after fees, before tax).

Established in 2020 by MyFarm, Duncannon currently owns two modern facilities: a 456-bed property in Marlborough, servicing the viticultural sector and a 96-bed site in the Bay of Plenty, added in late 2025, that supports kiwifruit workers. Both facilities operate on long-term net leases—managed by specialist partners Hortus Ltd and Southern Cross Horticulture—offering geographic diversification across viticulture and horticulture sectors.

Duncannon Horticulture Limited Partnership – a lease income property investment:

  • Geographic diversity – locations in Marlborough and Bay of Plenty
  • Forecast distributions of 7.5% p.a., paid monthly, from rental income.
  • Annual rental increases with market reviews every 5 years.
  • Net leases: most outgoings are covered by the lessees.
  • Weighted Average Lease Term of 10 years across the two properties
  • Minimum investment $50,000

Webinar 1 - The RSE Scheme and our Partners

At this first webinar, we were joined by Mike Chapman (Chair of NZ Ethical Employers), who detailed his involvement in creating the RSE Scheme in 2005 and how it has become a triple win for employers, workers, and Pacific island communities. Andy Whalley (COO, Hortus Ltd) and Josh Mounter (CEO, Southern Cross Horticulture) then introduced their respective companies. We learned that both firms are established and diverse businesses positioned as experts in their respective sectors. In the Q&A section, we examined potential international competition for RSE workers and learned more about the occupancy rates of both facilities.

Webinar 2 - The Offer

This webinar focused on key components of the Offer, namely property descriptions and due diligence, financial modelling, associated risks and the forecast return profile. We also enjoyed an engaging Q&A session, where we addressed various questions.

Investors were pleased to learn that, thanks to early support, the Duncannon Offer has passed the minimum raise amount and will proceed.

Investment Diversification for Farmers - why act now?

New Zealand farmers are no strangers to risk, with every season bringing its own set of challenges: milk payout swings, weather extremes, rising input costs, and regulatory changes, just to name a few. For decades, the strategy has been simple: own more land, milk more cows or run more cattle, and ride out the cycles. However, in the current climate, depending exclusively on dairy or sheep and beef farming leaves families vulnerable to broad, industry-wide risks that remain outside the control of even the most skilled producers.

Beyond the Farm Gate: Diversification or Expansion for NZ Farmers?

A generational shift is occurring which could see over $150 billion in rural assets change hands, making the question of how best to invest farm capital more valuable than ever. Succession, risk management, and business resilience are top-of-mind for some of New Zealand’s farming families.

As we know, farming is a cyclical business. At present, we have the benefit of a low exchange rate, reasonable commodity prices, falling interest rates and farm values which are probably trending up, all of which is good. But farming families with foresight are looking through these good times and planning for the long term.

New Zealand's Commercial Property Market

For many New Zealanders—especially those in farming—income can be volatile, swinging with weather, commodity prices, and global demand. Investing in commercial property is a proven strategy to diversify and stabilise returns. Unlike farming, where income is tied to production and market cycles, commercial property offers the potential for steady, lease-based income and in the right circumstances, long-term capital appreciation. This 101 Insight seeks to demystify the fundamentals of commercial property investment, focusing on key concepts, value drivers, and the importance of timing.
