Continuing its success in owning and developing a modern Recognised Seasonal Employer (RSE) accommodation, Duncannon Horticulture LP is now expanding its portfolio with the purchase of Putauaki Village - a 96-bed property servicing the kiwifruit industry in the Bay of Plenty.
When we originally launched Duncannon Horticulture Limited Partnership back in 2020, this was an investment in purpose-built, accommodation for seasonal vineyard workers (RSEs), now a 456-bed premise, in Marlborough with a recent 20% value uplift.
Hortus Limited, one of Marlborough’s leading contract labour suppliers, continues to lease and manage the operation.
This is an opportunity for new investors to invest in Duncannon Horticulture LP and own a stake in two modern, purpose built RSE accommodation facilities with a forecast return of 7.5% p.a.
The new property will be leased and managed by Southern Cross Horticulture Limited – a company with which MyFarm has a longstanding relationship through involvement in other investment partnerships in Bay of Plenty.
Duncannon Horticulture Limited Partnership – a lease income property investment:
- Geographic diversity – locations in Marlborough and Bay of Plenty
- Forecast distributions of 7.5% p.a., paid monthly, from rental income.
- Annual rental increases with market reviews every 5 years.
- Net leases: most outgoings are covered by the lessees.
- Weighted Average Lease Term of 11 years across the two properties
- Minimum investment $50,000

RSEs now make up a third of our seasonal horticultural and viticultural work force. A recent government move to increase the cap on seasonal workers entering New Zealand along with export growth and a continuing shortage of local labour means more demand for worker accommodation.

At this first webinar, we were joined by Mike Chapman (Chair of NZ Ethical Employers), who detailed his involvement in creating the RSE Scheme in 2005 and how it has become a triple win for employers, workers, and Pacific island communities. Andy Whalley (COO, Hortus Ltd) and Josh Mounter (CEO, Southern Cross Horticulture) then introduced their respective companies. We learned that both firms are established and diverse businesses positioned as experts in their respective sectors. In the Q&A section, we examined potential international competition for RSE workers and learned more about the occupancy rates of both facilities.
